Tenancy Deposit Scheme (TDS) is a government-approved, award-winning tenancy deposit protection service. We protect tenancy deposits and provide an impartial adjudication service for disputes relating to deposit held in our scheme. We offer both an insured and custodial scheme.

Choose Between our Insured or Custodial Schemes
We offer both an insured and custodial deposit protection service. You can choose between either scheme. Both schemes have excellent benefits.
TDS Insured is the cheapest pay-as-you-go insured protection service in England and Wales*. It is completely free to join, and you pay a small fee to protect each deposit. You keep the deposit during the tenancy and any interest accrued.
At the end of the tenancy, you administer the repayment with the tenant. If the tenant disputes any deductions, we provide a free dispute resolution service.
TDS Custodial is the hassle-free way to protect your deposit. It’s completely free to join and use as we hold the deposit during the tenancy.

Joining TDS is easy:

- Create a free TDS account
- Register your deposit(s)
- Pay a small fee (insured) or transfer the deposit to us for free (custodial)
